Services Provided

Dwell Defined Design provides digital virtual staging, image editing, and related add-ons such as Virtual Twilight, Social Media Reels, and Premium Marketing Packs.

All services follow a designer-led process directed and approved by a certified designer.

AI tools may assist in production, but every image is refined and reviewed through a 10-point human verification process to ensure MLS compliance, photo-realism, and aesthetic quality.

Creative Direction

Our staging designs are created to enhance visual appeal and emotional connection for potential buyers. We follow the style preference you select during the upload process. However, specific furniture selection and placement are applied at the designer’s discretion to ensure a cohesive, professional result.

Image Quantity & Prioritization

We will stage the total number of images included in your package plus any image add-ons.

Too Few Images: If you upload fewer images than purchased, we will create additional variations or alternate designs from your submitted photos to fulfill the order count.

Too Many Images: If you upload more images than your package includes, we will prioritize the rooms that best showcase the listing or those you specify in your notes.

Multi-Angle Consistency

While we aim to use the same design across multiple angles of a room, achieving an identical layout can sometimes be challenging due to the complexity of the space. Some angles may vary slightly in their staging. Please keep this in mind when selecting multiple angles of the same room.

Client Responsibilities

Clients must provide high-resolution photos that meet the specifications listed on the website.

Clients represent and warrant that they hold the rights to submit, modify, and use all provided images for marketing purposes.

Clients are responsible for ensuring that the use of final images complies with all local MLS rules and disclosure requirements.

Turnaround Times

Free Design Proofs: Typically delivered within a few hours during business days.

Standard Package Delivery: Within 48 business hours after checkout and receipt of all required photos/intake forms.

Rush Delivery: Within 24 business hours (available as a paid add-on).

Add-Ons: Video and marketing assets are created after the final images are approved and may require additional time.

Note: Business hours are Monday through Friday, 9:00 AM – 5:00 PM Eastern Time, excluding U.S. federal holidays. Timelines pause if required materials or confirmations are missing.

Payment Terms

Free Proofs: No payment is required to submit a photo for a Design Proof. Payment is only required if the client chooses to "unlock" the high-resolution license.

Single Image Licenses: Payment is due in full prior to the release of the unwatermarked, high-resolution file.

Full Packages: Payment is due in full at the time of order. Production begins once payment is received and required photos and intake information have been submitted.

General: All services are delivered digitally — no physical products are shipped. Once final files have been delivered, the order is considered complete.

Refund Policy & Guarantee

We operate on a "Proof First" model to eliminate risk.

Single Image License: Since you have the opportunity to review and approve the watermarked design proof before paying, the unlocking fee is non-refundable once paid. However, we offer a 100% Satisfaction Guarantee on the technical quality. If the high-res file is defective or differs significantly from the approved proof, we will correct it or refund you.

Full Staging Packages: Full packages (Basics, Showcase, Premium) are not refundable once production has begun. However, these packages include revision rounds to ensure your satisfaction with the design.

Add-Ons: Services such as rush delivery, social media reels, or twilight edits are non-refundable once work has started.

Revisions Policy

Free Design Proofs: We design the proof based on the style you select in the upload form. Free proofs do not include revision rounds. If you wish to request specific edits (e.g., swapping furniture items or changing colors) after seeing the proof, you must first purchase the Single Image License or a Full Package to cover the labor time.

Full Packages: Each package includes the revision rounds listed on the Packages page: Defined Showcase: One revision round for up to 3 images. Defined Premium: One revision round for up to 5 images plus one Mini Refresh (within 30 days).

Scope: Revisions cover minor design adjustments to the same photos (e.g., furniture style, color, placement). Requests for new angles, different rooms, or full restyles fall outside this scope and may require the Additional Revision Round add-on ($55).

Scope Limits & Brand Safety

Virtual staging is cosmetic only and may not alter structural elements or misrepresent property condition. Images exclude human models, religious symbols, or any content that violates Fair Housing or brand safety standards. Projects requiring extensive decluttering, object removal, or virtual renovation may need a custom quote and extended turnaround.

Compliance & File Delivery

Each staged view includes a labeled “Virtually Staged” image and an unlabeled version.

Files are delivered digitally in high-resolution JPG format via secure download link.

Default export settings: Optimized for MLS and online listing platform compatibility. If your specific MLS has unique file or size limits, Dwell Defined Design will adjust your images at no additional cost.

Intellectual Property

Clients receive a non-transferable license to use final images only for marketing the specific property ordered. Permitted uses include MLS listings, real estate websites, brokerage marketing, print, email, and social media. Resale, redistribution, or reuse for other properties is prohibited. All working and source files remain the property of Dwell Defined Design.

Portfolio & Marketing Rights

Dwell Defined Design retains a non-exclusive, perpetual, worldwide license to display both final and “before” images for portfolio and marketing purposes. Client name, logo, or project details may be used unless otherwise requested in writing.

Indemnification

Clients agree to indemnify and hold Dwell Defined Design harmless from claims or expenses (including attorney fees) arising from client-provided materials, improper use of images, or breach of these Terms.

Limitation of Liability

Dwell Defined Design is not liable for indirect, incidental, special, or consequential damages including lost profits or data. Total liability is limited to the fees actually paid for the specific order or service at issue.

Governing Law & Dispute Resolution

These Terms are governed by the laws of the State of Florida. Any disputes will be resolved exclusively in the state or federal courts of Brevard County, Florida. Dwell Defined Design shall not be held liable for any delay or failure in performance caused by circumstances beyond its reasonable control, including but not limited to natural disasters, internet outages, illness, or equipment failure.

Modifications to Terms

Dwell Defined Design may update these Terms and Conditions at any time. The most current version will display the effective date above.
